Rebuilding Together

The Professional Property Management Association of San Francisco is proud to announce that it is sponsoring the Rebuilding Together project for a second year in a row. Now in its 22nd year, Rebuilding Together San Francisco provides free repairs to low income seniors and free renovations to nonprofit facilities throughout the city. Rebuilding Together insures that low-income seniors in San Francisco remain safe, warm, and independent in their homes and those community members in need can receive services from social service agencies in functional, dignified environments.

Every year Rebuilding Together organizes a citywide event called National Rebuilding Day on the last Saturday of April, in which teams of volunteers collect at job sites throughout the city to make these free repairs. We are proud to announce that the PPMA has committed to sponsoring one of these projects again this year.

Joe Gibson of Commercial Energy and I have volunteered to be the Volunteer Co-Captains for our project. This means that we are responsible for recruiting and organizing a team of volunteers from among PPMA’s members and affiliates to complete the project. In the coming months we will be preparing for National Rebuilding Day by securing donations, organizing volunteer events, and coordinating the entire volunteer aspect of this project.

We will be keeping you updated with opportunities to get involved. At this point anyone interested in volunteering on National Rebuilding Day on Saturday, April 28th please email J.J. Panzer at jj@rmcsf.com.

We are excited to make a big impact in a homeowner’s life this year through PPMA’s help!

OUR PROJECT:
This year we will be working to help Mrs. Helen Shaw of the Outer Mission/Ingleside district to remain in her home as safely and comfortably as possible. Mrs. Shaw is originally from Mississippi, moving to San Francisco in 1965 where she raised her three children and currently lives with her granddaughter and great granddaughter. After moving to San Francisco she went back to school and became a nurse. Her career was ended before she would have wanted to retire because of an injury. She wishes she could still take care of others at the hospital. Over the past few years Mrs. Shaw has suffered significant health complications and walks, with difficulty, with a cane. She’s grateful to be able to walk at all after a 1999 injury that prevented her from walking for 9 months and forced her to use a cane from then on.

Mrs. Shaw’s home requires a variety of habitability upgrades that we will complete for her so she can live comfortably, safely, and eventually, leave a legacy for her family. A team of electricians from the Electricians’ Union Local 6 will upgrade the electrical service for the house because half of the house is on fuses and the other half on circuit breakers.

Additional work will include:
- A full interior paint job
- A new furnace
- Roof repairs
- Installation of new kitchen cabinets, sink, and faucet
- Repairs to the front door
- Installation of a new refrigerator and gas stove
- Removal of a wall dividing the kitchen and patch drywall

If you are interested in volunteering for this year’s Rebuilding Together project with the PPMA please email J.J. Panzer at jj@rmcsf.com. We will need about 25-30 volunteers to spend the day with us. Please feel free to invite your staff and families to participate as well, as long as they don’t mind a little bit of lifting, painting, assembling, or gardening work!

We have set a fundraising goal of $7,500.00 to help Rebuilding Together to complete this project and many others. We will be grateful for donations of any size. Please email J.J. to offer your financial support.

Thank you very much for your support!

New Law Requiring Additional Tenant Notification on Prior Bed Bug Infestations

A new law requiring additional tenant notification on prior bed bug infestations. The disclosure requirement took effect for new tenants July 1 and will apply to existing tenants Jan. 1. It requires landlords to provide tenant with a bed bug history of the apartment while prohibiting them from “showing, renting, or leasing a vacant dwelling unit that the landlord knows has a bed bug infestation.” Full text of legislation can be viewed at: https://leginfo.legislature.ca.gov/faces/billTextClient.xhtml?bill_id=201520160AB551

New Law Governing Background Checks For Employees - Margaret J. Grover*

The California legislature and governor passed several new laws governing the employer-employee relationship that will take effect on January 1, 2012.  One of these significantly restricts the ability to conduct background checks on current and prospective employees.  Under California Labor Code Section 1024.5, employers may not obtain consumer credit reports for employment purposes.  While this does not seem like a significant issue, the definition of “consumer credit report” is broad, and includes “any written, oral, or other communication of any information by a consumer credit reporting agency bearing on a consumer's credit worthiness, credit standing, or credit capacity, which is used or is expected to be used, or collected in whole or in part, for the purpose of serving as a factor in establishing the consumer's eligibility for: (1) credit to be used primarily for personal, family, or household purposes, or (2) employment purposes, or (3) hiring of a dwelling unit…”
